September handed buyers something they have not had in years: room to negotiate.

Inventory is the story this month. There are now 7,995 single-family homes available across the valley, up 6.6% from a year ago, and supply has climbed to 4.6 months - a 15% jump over last September. Sales slowed to 1,745 closings, down 7.4% year over year. Put those together and you get less competition, more time to decide, and sellers who are far more willing to negotiate than they have been in a long while.
Here is the part that surprises people: prices did not fall. The median single-family sale price was $470,000 in September - exactly flat against last September. Condos and townhomes are where buyers have the most leverage, with 6.6 months of supply, up nearly 23% in a year. And well-priced homes are still moving fast - 53.4% sold within 30 days, better than the 50.2% we saw a year ago. Price it right and it still sells. Overprice it and it sits.

Market Insight
The Fed Raised Rates in September. Here Is What That Actually Means For You.
On September 16 the Federal Reserve raised its benchmark rate by a quarter point - the first increase since the summer of 2023. Borrowing for a home, a car, or anything else just got slightly more expensive, and mortgage rates generally follow the Fed's lead.
If you have been waiting for rates to fall before you buy, September was a reminder that waiting carries a cost of its own.
The counterweight is everything above: inventory is up, prices are flat, and sellers are negotiating. A slightly higher rate on a home you bought well often beats a lower rate on a home you had to outbid five people for.

Whitney Ranch sits in the northwest corner of Henderson and quietly does what most of Henderson no longer can - it puts you close to everything without the premium.
